What to Expect
We will guide you through the purchase procedure from start to finish.
In order to help you settle into your new home we will provide you with a Masterfile. The Masterfile contains a full package of information to make sure you know how everything works from turning on the lights to operating the central heating and technology fitted in your new home. The Masterfile also contains information on the local area to help you settle into your new surroundings.
Sustainability
The Code for Sustainable Homes is the national standard for the sustainable design and construction of new homes. It aims to reduce carbon emissions and promote higher standards of sustainable design above the current minimum standards set out by the building regulations. The Code rates the sustainability a new dwelling from level 1 to 6 and awards credits against the following categories:-
- Energy and CO2 Emissions – Operational Energy and resulting emissions of carbon dioxide to the atmosphere
- Water – Internal and external water saving measures.
- Materials – The sourcing and environmental impact of materials used to build the home.
- Surface Water Run-off – Management of surface water run-off from the development and flood risk.
- Waste – Storage for recyclable waste and compost, and care taken to reduce, reuse and recycle construction materials.
- Pollution – The use of insulation materials and heating systems that do not add to global warming.
- Health and wellbeing – Provision of good daylight quality, sound insulation, private space, accessibility, and adaptability.
- Management – The provision of a Home User Guide, designing in security, and reducing the impact of construction.
- Ecology – Protection and enhancement of the ecology of the area and efficient use of building land.
Code for Sustainable Homes level 3 has been mandatory for all new dwellings in Wales since 2010 for all new dwellings. We have embraced the need for sustainability in all our developments and have incorporated the Code into the design and construction of our homes with features such as:
- High levels of wall, roof and floor insulation and high performance double glazed windows to help reduce your heating bills.
- Installing energy efficient lighting and white goods (where provided) to help reduce your electricity bills.
- Provisions for drying clothes, storing bicycles and space for a Home Office to help you reduce your CO2 footprint.
- Measures to help you save water and reuse rainwater for watering your garden.
Choosing the materials that have been used to build your new house to minimise the impact on the environment (BRE Green Guide).
- Detailed drainage designs and systems, usually hidden from view, to minimise flooding from any rain which falls on roofs and drives.
- Dedicated spaces to store your rubbish and make recycling easier.
The installation of quality insulation materials and boilers, chosen because these products minimise pollution by gasses with Global Warming Potential (GWP).
- Consideration during the design of your dwelling of less tangible issues which will help maximise your health & wellbeing, such as of daylighting levels, improved sound insulation between semi-detached and terrace properties and provision of private outdoor spaces.
- The provision of a Home User Guide for all dwellings so when you move into your new home you will have a wealth of information on both the sustainable features of your home and the locality.
- Protection and enhancement of the ecology of the site on which your new home has been built.

Build warranty – Peace of Mind for 10 years.
Every new home we build comes with a 10-year warranty which guarantees initially that we will resolve any build quality issues up to 12 months after completion or handover and also guarantee the new home structurally for a further nine years.
Government Backed – Help to Buy Wales Scheme
- Help to Buy Wales is an initiative that provides shared equity loan assistance to home buyers with funding from the Welsh Government
- This scheme makes new-build homes available to all home buyers (not just first time buyers)
- Support of up to a maximum of 20% of the purchase price is available to buyers through a shared equity loan funded by Help to Buy Wales, while buyers are required to provide a deposit of a minimum of 5% of the purchase price.
- Scheme is available on selected plots in selected sites
